A typical uncontested Tennessee estate runs 9 to 18 months. Two things drive that: creditors generally get four months from the first published notice to file claims, and the estate needs a TennCare release before the court will let it close.
The good news is that selling the house usually doesn't have to wait for the estate to close. Once the court issues Letters, the personal representative can often contract to sell — immediately if the will grants a power of sale, or after a petition if it doesn't.
